Land for 110 new homes including land for new 2FE school completes in Holt, North Norfolk to Lovell Homes
JULY 2022
A BRIEF RESPITE OF “NUTRIENT NEUTRALITY” FOLLOWING THE SUCCESSFUL PROMOTION AND SALE OF PRIME GREENFIELD DEVELOPMENT LAND IN NORTH NORFOLK TO LOVELL HOMES
After waiting almost 50 years to secure planning permission and sell their land to a housing developer, we have today completed on behalf of the landowners, the sale of this 18-acre greenfield site on the southern edge of Holt, North Norfolk to Lovell Partnerships Ltd
Gladman secured a Promotion Agreement on this site in 2014 after the landowners approached them in a final attempt to secure permission. There had previously been a numerous failed attempts by locally based housing developers to secure planning permission for housing development on the site dating back to the 1970’s.
After a number of refusals by North Norfolk District Council, in June 2021 planning permission was finally granted by The Planning Inspectorate (PINS) for the erection of 110 new homes and the delivery of a 2FE school on 2ha (5 acres) of the site which has been gifted to Norfolk County Council by way of a S106 Agreement for the purposes of the new school.
Tom Mayes, Director at Mayes & Co Ltd who himself was raised in a village close to Holt, handled the sale on behalf of the landowners alongside Julian Hamer, Senior Land Director of Cheshire based Gladman comments:-
“This is a fantastic example of a highly sustainable site as defined by the NPPF for a prestigious new housing development which will provide Holt with a brand new 2FE school. As well as the obvious principal benefit of new homes, the school site will be a great asset to the local community and the next generation of children that use the school. The site will allow future residents to explore the great outdoors with all of the health and wellbeing benefits that brings in circa 200 acres of Holt Country Park and Holt Lowes”
Simon Medler, Regional Managing Director of Lovell East Anglia, said: “The pretty market town of Holt is such a popular and sought-after location and this site is surrounded by Norfolk countryside in a prime spot by Holt Country Park. We anticipate this site being incredibly popular and we look forward to investing in the area, building quality homes to meet local need, supporting job creation and creating green spaces. We will support the local area and continue our support of events such as the Holt Festival, and we look forward to sharing more news and updates on the site soon.”
