SITE 1: PROMOTION: Poringland / Framingham Earl (Planning Promotion for 98 Dwellings) – SOUTH NORFOLK COUNCIL
A fantastic 20 acre greenfield site located in a highly sustainable location only 4/5 miles from Norwich in promotion for up to 98 new homes including an ‘over and above’ policy compliant 33% affordable housing requirement as ell as a element of “live/work’ dwellings.
**UPDATE: JUNE 2021** We are currently awaiting the outcome of a Planning Appeal by the Planning Inspectorate as of June 2021**
SITE 2: ALLOCATION: Broadland Gate Residential Scheme (Allocation for up to 550 Dwellings) – BROADLAND DISTRICT COUNCIL
A 60 acre (24ha) greenfield site located in this highly sustainable location to the east of Norwich which has been allocated for development of up to 520 dwellings by Broadland District Council. Part of the land will be bought forward by a regionally based housebuilder / developer (approximately 315 dwellings) and the rest of the land (approximately 205 dwellings) will be sold to alternative housebuilders. The land lies directly adjacent to the new Broadland Northway (NDR) Distributor Road, a new £205m road scheme built by Norfolk County Council and which lies entirely within the Broadland District Council administrative area.
**UPDATE: MAY 2020** We are delighted to announce that at Broadland District Council’s first ever Virtual Planning Committee (held due to the recent Covid-19 outbreak) that the site obtained planning consent for 520 new dwellings. We wish the developer, Lincolnshire based outfit, Larkfleet Homes well and look forward to seeing this development coming forward in the forthcoming years.
SITE 3: PROMOTION: Holt (Planning Promotion for 110 New Dwellings & Primary School) – NORTH NORFOLK DISTRICT COUNCIL
A greenfield site on the edge of Holt in North Norfolk in promotion for up to 110 new homes including land to be used for the construction of a new primary school for Norfolk County Council.
The site has been refused twice by North Norfolk District Council’s Planning Committee despite recommendations from Officers to approve the application on with the iste being a draft allocation in the impending new NNDC Local Plan. We look forward to the next steps and await the final outcome in due course.
**This site was granted Planning Permission on Appeal by The Planning Inspectorate (PINS) in June 2021 FOR THE DEVELOPEMNT OF 110 New Homes as well as provision of 2ha of land for as 2 FE School Site to Norfolk County Council. We will shortly be marketing the for sale to a variety of PLC, Regional and Regional Provider (RP) type housebuilders**
SITE 4: PROMOTION/ALLOCATION: Cromer (Planning Promotion for 90 Dwellings & New Primary School) – NORTH NORFOLK DISTRICT COUNCIL
A greenfield site extending to approximately 20 acres (8.09 ha) for the development of approx. 90 new dwellings including a “gift” of land of approximately 2 ha to be used for the construction of a new school for Norfolk County Council (as shown on the below plan).
The site has been draft allocated in the New North Norfolk Local Plan due to it’s sustainable location on the immediate western edge of Cromer and we look forward to the next stages of the plan later in 2021.
SITE 5: SALE: Newton St Faith (Allocated Site for 69 New Dwellings) – BROADLAND DISTRICT COUNCIL
A greenfield site extending to approx. 6 acres (2.42 ha) for the development of up to 69 new dwellings. A Full Planning Application has been submitted to Broadland District Council for determination on this allocated site which will be developed by Lovell Homes (Lovell Parnerships Limited).
“UPDATE: JANUARY 2020” Lovell Homes purchased the site in January 2020, following the grant of Planning Consent and are currently on site developing a highly attractive scheme of residential properties which will be known as “Crown Meadows”.

SITE 6: SALE: Acle (Allocated Site for 30/40 Dwellings) – BROADLAND DISTRICT COUNCIL
A greenfield site extending to approx. 5 acres (2.02 ha) which has planning consent for 30 new dwellings and has been sold to Crocus Homes, a locally based quality housebuilder. Construction is to begin shortly on this small quality development based at Acle, to the east of Norwich.
SITE 7: SALE: Coltishall (Allocated Site for 30 – 50 Dwellings) – BROADLAND DISTRICT COUNCIL
A greenfield site extending to 4 acres which has planning consent for up to 30 new dwellings. The land has been sold to a small locally based, quality housebuilder, Crocus Homes. We are likely to see construction commence in late 2020.
SITE 8: PLANNING PROMOTION AND SALE: Tharston (Site for 3 Dwellings) Appeal Decision: Allowed – SOUTH NORFOLK COUNCIL
We achieved planning permission for three self build dwellings on this small unused parcel of land located in a sustainable location close to Long Stratton, Norfolk, close to a variety of services. Since achieving the Outline Planning Consent in September 2018, we have sold the land to a small family run development company, Barham Homes Limited, who are already on iste developing some highly attractive individual properties.
SITE 9: SELF BUILD: Chedgrave (Site for 5 Dwellings) – SOUTH NORFOLK COUNCIL
We achieved planning consent for 5 self build dwellings on this parcel of agricultural land in a sustainable location on the edge of Chedgrave located approximately 8 miles to the south of Norwich. The landowner is looking to build a self build dwelling on one of the plots, and is currently selling individual plots to self builders which will enable them to build their own high quality homes in a highly desirable location close to the Broads and which has a wide variety of local services on offer.
SITE 10: PLANNING PROMOTION & APPROVAL: Cawston (Site for 3 Dwellings) – BROADLAND DISTRICT COUNCIL
We achieved Planning Permission for a small scale 3 unit site on the very southern edge of Cawston in the Broadland District Council administrative area. The site, whilst outside of the Settlement Boundary, was deemed to be an acceptable because of 1) it is located close to amenities and services, b) it is not isolated or overly intrusive being opposite existing housing development and c) it will secure a “self build” unit as part of the proposals.
SITE 11: PLANNING PROMOTION: Stradbroke (Site for 89 Dwellings) – MID SUFFOLK DISTRICT COUNCIL
This greenfield site located close to the heart of Stradbroke in Suffolk has been earmarked for 89 new homes. A planning application has been submitted to Mid Suffolk District Council at the start of 2021 and will be determined in Q3 of 2021. This planning application will provide for a number of new homes for the village as well as providing land for the expansion of the existing school within the village.
We have selected a development partner (housebuilder) for this site and look forward to seeing their plans come to fruition in due course.
